Ahead: a developer's reception on a terrace, dinner on the Croisette, and — if the invitation came through — a late conversation on somebody's yacht in the Vieux Port. March in Cannes runs exactly like that: the Palais by day, and by night the part people actually fly in for. One question — spend that stretch between the hotel bar and your inbox, or have someone beside you who holds the table, speaks English without pauses and asks no awkward questions. We're the second option. And it isn't our first MIPIM.

About the forum
MIPIM has run in Cannes since 1990 and remains the largest commercial real estate exhibition in the world. On paper: four days of stands, panels and signings inside the Palais des Festivals et des Congrès on the Croisette. In practice: the one week a year when the entire European property market stands on the same two-kilometre street.
The numbers hold steady year to year: around 20 000 participants from 90 countries, more than 5 000 investors, roughly 2 000 exhibiting companies. The organiser is RX France, known before the rebrand as Reed MIDEM — the same team behind Cannes Lions and MIPCOM. The audience, though, is a different animal: no public, no press queues, just people with eight meetings back to back and portfolios running into hundreds of millions of euros.
Which brings us to the thing worth understanding before you land: MIPIM is a strictly business format. No red carpet, no photographers at the door. Daytime dress is a suit and a coat — March in Cannes is cool and windy off the water. The evening programme starts around seven and runs almost entirely on invitation: developer receptions, delegation dinners, closed evenings hosted by advisory firms.
Then there's the Cannes speciality: the yachts. A significant share of MIPIM negotiations happens not in the Palais but on board — companies charter vessels as floating offices in the Vieux Port, a three-minute walk from the main entrance. Deals get signed there, introductions get made there, and that's where the evening invitations point. The format on deck is its own thing: a closed circle of twenty or thirty who all know each other through two handshakes. A companion there either belongs or stands out, with no third outcome — which is why our selection for MIPIM works differently from an ordinary Cannes Friday.
We work in Cannes year-round, but March sits in its own category. We know which Croisette restaurants won't hold a table across those four days without two or three weeks' notice, and which models have working English rather than the polite nodding kind. Sitting through four hours of talk about yields and cap rates without drifting out of it is a rare skill — and at MIPIM it counts for more than looks.

How we operate during the forum
In a normal Cannes week we match a model in 30 to 60 minutes. During MIPIM we don't. The town runs at capacity, schedules fill up, and part of the roster travels in for those dates from Nice, Monaco and Milan on a plan agreed in advance. The March rules:
— Ideal lead time — three to four weeks before March 9. That window settles everything: type, languages, which days, which venues, dress code for each evening, and a short video introduction if you want one.
— Minimum lead time — five days. We'll take it, but the choice comes from whoever is free rather than from whoever we'd like to put forward.
— Same-day requests work only if a slot has opened up, which across March 9–12 is rare. The honest answer is usually "not tonight, but tomorrow at eight is possible."
Languages we hold for MIPIM:
- English — the base language of the fair, working fluency is non-negotiable
- French — local context, and genuinely useful at French developer receptions
- Russian — for guests from the CIS and those operating through Russian-speaking structures
- Italian, German — on request, with a longer lead time on the match
What we handle without being asked:
- Dress code for the specific evening. The gap between dinner at La Palme d'Or, a reception on the Majestic terrace and an evening on deck is wider than it looks from outside.
- The deck warning: most crews ask for flat soles, and stilettos don't go on teak. Solved with a second pair of shoes, not an argument at the gangway.
- March weather. Croisette evenings bring wind off the sea and ten degrees or less, so an outer layer is part of the outfit — otherwise the first half hour goes on being cold.
- We stay out of your working chats. Everything about the evening goes through the manager, never through the model.
- We don't ask about the deal. What was said at the table stays at the table.

In March Cannes runs at full occupancy, and this is the one case where the hotel question comes before the companion question: rooms for MIPIM week go months ahead and companies block-book whole floors as early as the autumn. It stands on the site of the very first Palais des Festivals, with an 820-seat theatre inside carrying part of the congress screenings and a rooftop pool. Five to six minutes on foot to the main entrance.

Forum day logistics
Cannes during MIPIM is a small town under a large load. Everything that matters fits into two kilometres of seafront: quick on foot, slow by car at peak.
Arrival.
Nice Côte d'Azur (NCE) is roughly 30 minutes from Cannes on the A8 outside traffic, 45 to 60 on arrival days, with direct flights from most European capitals. The business aviation terminal operates separately, and MIPIM week multiplies private traffic — slots go early. A helicopter transfer from Nice runs 7 to 10 minutes against half an hour on the motorway; it lands at Cannes-Mandelieu airfield, another ten minutes by car from the Croisette.
Morning — getting to the Palais.
If your hotel is on the Croisette, you don't need a car: three minutes from the Majestic to the main entrance, fifteen from the Martinez. On peak days the seafront simply stops and a taxi takes longer than walking. It shapes the evening too: with half an hour between a reception and dinner, two venues within walking distance beat any transfer.
Daytime — the Palais and the port.
The exhibition sits in the Palais des Festivals et des Congrès, 1 Boulevard de la Croisette. The Vieux Port is directly behind it, three minutes away: company yachts, part of the meetings and lunches. Most guests return to the hotel once, to change for the evening between seven and eight.
Evening.
Starts around 19:00 and runs almost entirely on invitation: developer receptions, delegation dinners, closed bank evenings. The restaurants guests are taken to most often: La Palme d'Or at the Martinez, Le Park 45 at Le Grand Hôtel, Fouquet's at the Majestic, Rüya at the Carlton, La Môme, Da Laura. Tables across those four days are booked two to three weeks out — in March that isn't a formality.
Late evening.
Bâoli at Port Canto is where MIPIM collects after midnight: club format, firm dress code, entry via a table. Plus rooftops and hotel bars that stay open later during the fair. The manager will share the current list separately.
Getting back.
After midnight is normal for this week. The schedule is agreed beforehand: either the model accompanies you to the hotel, or you say goodnight at the restaurant or the gangway. The guest's call, and we don't re-open it in front of her.

MIPIM is one of our recurring March cases in Cannes. What we've watched happen:
MIPIM 2024 (March 12–15). A year with a heavy public-sector and banking presence: city hall delegations, development agencies, infrastructure funds. An older crowd than average, daytime programme denser than the evenings. Requests came mostly for dinner and receptions, ending at the restaurant. What stood out was how often French was asked for — with delegations from the French regions, English at a reception doesn't always carry.
MIPIM 2025 (March 11–14). Around 20 000 participants from 90 countries, Croisette hotels fully booked by February. The first year our Wednesday and Thursday slots closed two weeks before the opening and part of the enquiries had to be turned away. That's where the three-to-four-week rule came from.
MIPIM 2026 (March 10–13). The familiar four days at the Palais, Vieux Port berths occupied from Monday — companies move on board before the official start. The evening balance shifted towards receptions: fewer dinners for two, more rooms of twenty. We adjusted the selection, because a reception calls for a different type of companion than a dinner across the table.
MIPIM 2027 (March 9–12). Standard dates — Tuesday to Friday of the second week of March. Advance bookings are already open. The layout is unchanged: Palais, Croisette, Vieux Port. Sort the hotel now rather than in February.

A companion at a corporate reception — how does that work?
You handle the invitation and entry, we handle the fit. Beforehand we agree the dress code, the introduction line if you want one, and the behaviour: how much to say, what not to touch, when to leave.
And an evening on a yacht in the Vieux Port?
Same principle: invitation and boarding are on your side, the crew works from a list. On ours it's preparation — flat soles, a dress that works on deck, a warm layer for March.
What happens if the booking is cancelled?
More than 48 hours ahead — no charge. Between 24 and 48 hours — 50%. Under 24 hours — 100%. During MIPIM there's no refund without a genuine reason: the slot is held for you.
Can I book the same model for several evenings?
Yes, and at MIPIM that's the better option — you already know each other, so the second and third evenings run easier. Packages from three days carry a discount.
How do I know the photos are the model who arrives?
Video verification before the meeting is mandatory. If the photos don't match, the model doesn't go. The standard since 2018, with no exceptions.
What about discretion? I'm a public figure in this industry.
Chat history is kept no longer than 72 hours, photos from meetings are never published, models sign an NDA for work with public guests. Additional conditions — no phone during the evening, a separate hotel entrance, no overlap with your delegation — are agreed case by case.
At MIPIM half the room knows me. Isn't that a risk?
That's the argument for preparation. Your companion at a reception reads as a guest: she knows the format of the event, asks nothing about your work in front of third parties, and doesn't end up in anyone else's photographs.
